What are your management fees?
Full-service management is 8% of monthly rent. When we place a new tenant under that plan, there is a $895 leasing fee (reduced from the $1,595 placement-only rate). That leasing fee is not charged if the home is already leased when we take over — only on a new placement or turnover. Tenant placement only (lease only) is $1,595 one-time. Fees are deducted from rent collected; nothing is due upfront out of pocket.
Do I pay anything upfront to get started?
No. Management and leasing fees come out of rent we collect. You don’t write a check to begin.
Do you offer a free rental analysis online?
We don’t lead with an automated rent estimate. Ranges from tools like RentCast are a starting point at best — they miss condition, features, and how the home shows. Call us and we’ll talk through pricing in context so you don’t list too high (and sit vacant) or too low (and leave income behind).

Where do I pay rent or view statements?
Owners and tenants use our AppFolio portals. Links are in the site header and footer.
Do you work with out-of-area owners?
Yes. Many clients live outside North County. We provide local oversight and keep reporting clear through AppFolio.
How do you screen tenants?
We review credit, background, income, and rental history — and we take character and fit seriously. Speed matters; the wrong placement costs more.
